How it works
Four steps. Only the first is yours.
Step 1
Send the address and the photo date.
A text is enough. You do not need to walk the property or get a scope out of your seller first — we do that from the address and the listing photos.
Step 2
We quote your seller directly.
Flat rate off the published price list, sent to them, not to you. They say yes or no to us. You are out of the negotiation, out of the follow-up, and out of the invoice.
Step 3
Your listing gets first claim on the schedule.
A listing has a hard deadline; routine work doesn’t, so listings go to the front of the open slots. We confirm your photo date in writing — or tell you the same day we can’t hit it, while you still have time to book someone else.
Step 4
We tell you when it’s done.
One message when we are off the property, so you know the house is photo-ready without driving past or chasing your seller.

Pick a preferred day from a live read of our schedule — days we are full are greyed out. So you know whether the photo week is possible before you raise it with your seller.
The day you pick is a request, not a booking — we confirm every date, and for a listing with a photo date you hear back the same day. Then your seller can lock it in and cross it off their list.
What a pre-listing pass covers
The things a buyer reads as “neglected.”
A buyer walking up a driveway is not itemising maintenance. They are forming one impression, fast, and green siding or a black walkway does more of that work than anything inside. None of this is staging — it is the house, clean.
Windows
Exterior glass, frames and sills — the single biggest difference to interior listing photos, because dirty glass grey-washes every room shot from the inside.
House washing
Soft wash on siding, soffits and eaves. Green and black growth on a north wall reads as an unmaintained house in a photo, and it is the cheapest impression to fix.
Driveways & walkways
Concrete, pavers and entry steps. The approach shot is the first photo in most listings and the first thing anyone sees at a showing.
Decks & docks
Wood-safe wash and brighten. Outdoor living space is a selling feature around here — a grey, mossy deck sells it short.
Gutters
Less about photos, more about the inspection. Packed troughs and the stains they leave are a question you would rather your seller never has to answer.
Roof
Moss and black streaking. Worth knowing about: a streaked roof is often read as “needs replacing” by a buyer when it doesn’t, and that is a price conversation you can avoid.

Two things agents ask us about in the winter, so they are worth saying out loud.
A lit house shows in the dark
Winter showings happen at four in the afternoon in the dark. A clean roofline run does more for a December listing than almost anything else you can do to the outside, and it comes down when the house sells. Christmas lighting →
Sold with the lights still up
If a listing sells mid-season, we take the display down and store it on the normal schedule — nobody has to negotiate a strand of lights into the agreement of purchase and sale. Tell us the closing date and we work around it.
Questions agents ask
The answers, straight.
Do you charge agents a referral fee, or offer realtor pricing?
Neither, on purpose. Our prices are published and flat-rate by home size — the same home pays the same amount whether it came from an agent, a neighbour, or Google. A referral fee would have to come out of your seller’s invoice, and an agent rate would mean the published price isn’t the real price. You can hand our name over knowing there is nothing behind it to disclose.
Who do you bill — me or the seller?
The seller, always, and directly. We quote them, book them, and invoice them. You are never in the payment chain and never holding an invoice at closing. If the seller would rather it be handled through the deal, that is between them and you — we just need one person to say yes to the quote.
What if the seller isn’t happy with the work?
The 100% Happiness Guarantee applies exactly the same to a listing job as to anything else: they tell us, we come back and make it right, free. That is the part that matters to you — the callback is our problem, not yours, and it doesn’t land in your inbox two days before an offer date.
Are you insured, and can you prove it before you start?
Yes — $2 million in liability insurance and WSIB coverage, documented before work begins, sent to you or the seller on request. WSIB is the one that matters for a referral: without it, an injury on your client’s property can become your client’s liability.
Do you work on vacant and tenanted listings?
Both. Exterior work — glass, siding, walkways, decks, gutters — needs nobody home and no interior access, so a vacant listing is straightforward and a tenanted one usually only needs notice. Interior glass is the one that needs someone to let us in.
What areas do you cover?
Simcoe County, with Orillia as the core market and Midland, Penetanguishene, Coldwater, Victoria Harbour, Barrie and the surrounding townships all regular. If you list outside that, ask — we will tell you straight if it is too far to do properly.
