What to expect when you book with us.
We keep our terms in plain language on purpose. The point isn't to cover ourselves with fine print — it's so there are no surprises and you know exactly what an amazing experience with us looks like. Your quote spells out the essentials; the full details for each service live below. Open the section that matches your quote.
Cleaning services — house washing, windows, gutters & decks
1. Happiness Guarantee
You deserve an amazing experience! If you aren't doing a happy dance when we're finished, please let us know as soon as possible. We'll work with you to make things right, including returning for any necessary touch-ups.
2. Your responsibilities (help us help you!)
To ensure the best results and keep your belongings safe, please:
- Clear the way: Move portable items (vehicles, patio furniture, BBQs, etc.) away from the cleaning zones.
- Seal it up: Ensure all windows, doors, and outlets are properly closed and sealed.
- Window access: For interior cleaning, please open or remove blinds/curtains so we can get right to the glass.
- Water access: Please ensure we have access to at least one functioning exterior garden hose connection (spigot) with steady water pressure.
3. Do you need to be home?
Not at all! As long as we have access to your exterior water spigot and the property is prepared according to "Your responsibilities" above, we can complete the work while you're out. We'll let you know when the job is done.
4. Scope of work: house washing
- What's included: We'll clean your home's exterior from the ground to the gutters, including vinyl siding, brick, stucco, doors, soffits, fascia boards, and the outside of your gutter system.
- What's not included: We're experts at removing what nature leaves behind (algae, mold, pollen, etc.), but "man-made" issues like rust, tiger striping, excess paint overspray, oxidation, or stubborn ivy remnants require specialized restoration. These can usually be tackled for an additional fee.
- A note on your glass: A house wash cleans your siding, soffit, and trim, and your glass will catch some overspray along the way. We rinse it down, but a house wash isn't a window cleaning — expect some spotting or streaking on the glass afterward, especially with hard water. Want the glass left crystal clear? Add window cleaning to the same visit and we'll do it after the wash, in the right order, so it's handled in one trip for an additional fee.
5. Scope of work: window cleaning
- Methods: We use a "best of both worlds" approach. This includes traditional squeegee techniques and modern Pure Water/water-fed pole technology.
- Dripping water: When using our Pure Water system, your windows and frames will be left wet temporarily. But fret not — the water is completely mineral-free and will dry spot-free and crystal clear.
- Screens: We remove, wash, and reinstall your screens as part of exterior window cleaning. Older screens can tear or crack at the corners when handled — we'll flag any we're worried about before touching them, but we can't guarantee a decades-old screen survives removal. We can sort out very minor issues on the spot with our basic screen tools; anything beyond that, we'll point you to a screen specialist, as repair and replacement isn't a service we offer.
- Special services: Your quote covers standard cleaning. It does not include the removal of paint overspray, hard water stains, silicone, stickers, or construction debris. These services can be completed for an additional fee.
- Restoration: Scratch repair, glass restoration, or fixing pre-existing damage can be referred to a specialist.
6. Scope of work: gutter cleaning
- Debris disposal: Whenever possible, we'll tuck organic gutter debris away in a discreet forest or compost area on your property. If your yard doesn't have a spot for it, or if your gutters contain shingles and granules, we will haul it offsite for a flat $20 disposal fee.
- Underground drains: We'll ensure your gutters and downspouts are clear and flowing. Please note that our standard service covers downspouts to ground level; clearing clogs in underground drainage pipes (like French drains or weeping tiles) is not included and may require a specialist or additional snaking fees.
7. Scope of work: deck cleaning
- What's included: We soft wash the whole deck as one system — boards, railings, stairs, and spindles are all included in your deck price. Spindles are hand-detailed rather than blasted, so they're cleaned properly without chewing up the wood.
- What cleaning does (and doesn't) do: We lift off dirt, algae, mildew, and grey weathering to bring the wood back to a clean, natural surface. Cleaning is not refinishing — if your deck's stain or sealer has already failed, a good wash will reveal that, but it won't restore the finish.
- What's not included: Staining, sealing, sanding, stripping of failing finishes, and board or fastener repair are separate jobs. We're happy to quote these or refer you on. On older or softwood decks, some fuzzing or grain-raising is a normal result of cleaning weathered wood, not damage.
8. Damages & insurance
- Peace of mind: We are fully insured, and proof of insurance is available anytime you'd like to see it.
- Pre-existing conditions: While we treat your home like our own, Simcoe Proclean House Washing Inc. is not responsible for damage to faulty window seals, old/brittle glass, or pre-existing conditions of the windows, frames, siding, roof, deck, or other surrounding areas. Any claims must be reported within 24 hours of service completion.
9. Photos & marketing
We love showing off our work! We may take before-and-after photos or videos of your property to share on our website and social media — we never include personal details. If you'd prefer we didn't photograph your home, just let us know and we'll skip it.
10. Bad weather
We can typically work in light rain, but in the event of heavy rain, high winds, or lightning, we may need to reschedule for the safety of our team and the quality of your finish. We'll notify you promptly if the schedule needs to shift.
11. Rescheduling & payment
- Notice: If you need to reschedule, we kindly ask for 48 hours' notice.
- Deposit: A 50% deposit is due via credit or debit card at the time of booking to secure your spot.
- Final payment: The remaining balance will be charged to the card on file upon successful completion of our service. If you'd prefer, we also happily accept e-transfer (sent to [email protected]).
- If we cancel: If we ever need to cancel outright and can't find a new date that works, your deposit is refunded in full.
12. The "fine print" & validity
- This document is the entire agreement between Simcoe Proclean House Washing Inc. (operating as Nord Window Cleaning) and you. It supersedes any prior chats or emails.
- Your quote is valid for 30 days.
Holiday lighting — install, maintenance & storage
This service agreement is entered into by and between the Client and Simcoe Proclean House Washing Inc. (operating as Nord Christmas Lighting), hereinafter referred to as the "Company." All terms, conditions, and warranties herein are offered and backed by Simcoe Proclean House Washing Inc.
1. Booking your spot
A deposit of 50% of the total quote is required to secure your booking. The remaining balance is due in full on the day of installation. Upon receipt of the deposit, we'll confirm your installation date.
2. Discount for early renewals
Renewals of the same lighting layout next year qualify for a 20% discount when installation is completed by October 31. This pricing is guaranteed for three years. If you'd like to make additions or adjustments to the design, these can be accommodated for an additional charge.
3. Light colour changes
Bulb colour adjustments are provided at no additional cost as part of your renewal. Changes to bulb colours must be finalized at least 7 days before your scheduled installation.
4. Safety & rescheduling
We reserve the right to postpone or cancel service to any property we deem to present an unreasonable safety risk to our team or equipment. Weather or safety may require us to reschedule your installation; we'll always aim to reschedule rather than cancel, and we'll notify you promptly if the schedule needs to shift. In the rare event we must cancel outright and cannot reschedule, your deposit is refunded in full.
5. Seasonal lighting duration
Our pricing includes the use of lights and electrical accessories from the installation date through the end of January of the following year.
6. Ownership of materials
Ownership of all lighting materials, components, and accessories remains exclusively with the Company. This arrangement covers maintenance, storage, and colour adjustments for future seasons.
7. Photography & marketing
We love showing off our work! We may take photos or videos of your property to share on our website and social media — we never include personal details. If you'd prefer we didn't use photos of your home, just let us know and we'll skip it.
8. Access to electricity
The property owner must provide clear and safe access to a dedicated, GFCI-protected electrical power source. Outlets must not be shared with high-amperage devices. No external lights or equipment may be connected to our timer or electrical accessories, as this will interfere with the display's operation and will void the maintenance warranty.
9. Warranty & maintenance
All lighting will be tested upon installation to ensure it's fully functional. If something isn't working as it should (e.g., a strand falls or a bulb goes out), let us know — we'll promptly fix it! This maintenance guarantee is not provided if additional equipment is later connected to the timer that supplies power to our lighting display.
10. Protecting your display
To ensure the display functions as intended, no alteration, repair, or modification may be performed by anyone other than Company personnel without prior written consent. Damage caused by third parties (e.g., landscapers, power overloads, or animals) voids the maintenance warranty. For any issue covered under the warranty, we will respond promptly to complete the necessary repairs.
11. Pre-existing conditions
The Company is not responsible, nor shall we be held liable, for any damage to the property arising from pre-existing conditions, wear and tear, or latent defects. This waiver of liability includes, but is not limited to, damage to areas with existing cracks, decay, loose screws, peeling paint, lifting materials, or incorrect previous installations. Any claims must be reported within 24 hours of installation.
12. Entire agreement
This document is the entire agreement between Simcoe Proclean House Washing Inc. (operating as Nord Christmas Lighting) and you. It supersedes any prior conversations, texts, or emails.
13. Quote validity
This quote is valid for 30 days. After that, pricing may be subject to change.
