For Cottage & Seasonal Owners · Georgian Bay to Lake Country
We're a family crew based in Victoria Harbour, in the middle of cottage country. We keep seasonal properties clean, dry, and ready — washing, windows, gutters, and roofs handled while you're away, so opening weekend is actually a weekend.
The seasonal-property problem
Water, trees, and months of vacancy are the three things that age an exterior fastest. A cottage has all three.
Shoreline humidity feeds algae and mildew, and the water feeds the bugs that feed the spiders — webs on every corner, black speckling on the siding, all season long. The lake-facing wall — the one with the view — always weathers a full season ahead of the road side.
Pine needles pack gutters, shade keeps walls and roofs damp, and pollen and sap feed the green film. Moss on a shaded cottage roof isn't cosmetic — it holds moisture against the shingles and shortens their life.
A year-round home gets rain rinses noticed and problems caught. A closed cottage doesn't — grime layers up between visits, clogged gutters overflow with nobody watching, and small issues get eight quiet months to grow.
The cottage calendar
Exterior care for a seasonal place comes down to three well-timed visits. Do these and the cottage stays ahead of the weather instead of behind it.
Opening · May–June
Soft wash the siding to strip winter's mildew and grime, clear the gutters of what fell after close-up, and clean the glass so the view is the first thing you see. All doable before you arrive — you open the door to done.
✓ NordCare spring visit — wash added at member pricing
Mid-season · July–August
A mid-season rinse-down of siding and windows clears the webs, droppings, and bug debris — so the place looks right for the months you're actually there. Deck and dock-side cleaning fit here too.
✓ Member add-on — 20% off for NordCare members
Closing · October–November
Gutters cleared after leaf- and needle-fall are the single highest-value job of the year: they're what stands between spring meltwater and your fascia, foundation, and crawl space. Roof moss treatment belongs here too.
✓ NordCare fall visit — gutters added at member pricing
The easy version
The NordCare Plan anchors the whole calendar: your windows cleaned at opening and closing, scheduled automatically — and because we're already there, the wash, refresh, and gutters slot into those trips at member pricing. You never chase a contractor from the city again.
The subscription: exterior windows at opening and closing, automatic, 20% off — interior glass once a year if you want it.
Add at member pricing: the opening soft wash, a mid-season spider-and-webs refresh, and the closing gutter clear.
The window subscription is 20% off one-time pricing, and everything else — wash, refresh, gutters, roof, deck — is 10% off for members. Run the full calendar above at a typical mid-size cottage and that's about $1,462/year instead of $1,690 — roughly $228 back in your pocket — plus a $100 annual credit toward holiday lighting.
A cottage that's always ready. Visits happen whether you're there or not, you get photos when each one's done, and every job carries our 100% Happiness Guarantee — plus the members-only 7-Day Weather Guarantee: weather dirties fresh windows within a week of a visit, we re-clean free.

“Our home in Severn needed a house wash to get rid of the grime and mildew, and we also had a little moss growing on some of our shingles. Blair and Tyler showed up promptly to take care of the job, and everything looks great again. They were professional and able to complete the work very quickly. I would not hesitate to use this service again.”
“Living on Lake Couchiching comes with lots of spiders and I wanted Proclean back one more time at the end of this summer. Again all cleaned up. The magic solution gets rid of all those black spider dots. Our vinyl came up nice and clean. We booked you through your website, made a deposit and you kept your end up by arriving on the day you said. No mess left behind. We will do business again.”
Seasonal-owner FAQ
No. Everything we do is exterior, so most of our seasonal clients book online, we service the property while they’re at home in the city, and we send photos when the job’s done. Many have their place washed and windows cleaned the week before opening, so it’s ready when they arrive.
Not at all — most glass is hand-squeegeed the traditional way, and when we use our pure-water pole system for upper storeys, the de-ionised water comes in a tank on the truck, so hard well water never touches your glass. If your sprinkler runs on well or lake water, we can also remove the mineral spotting it leaves behind.
Our instant quote tool prices by home size band, and for anything unusual a few photos are enough for a firm number. You never need to meet us there for a quote.
After the needles and leaves are down — late fall — so meltwater has somewhere to go in spring. Under heavy pine, a second clear-out at opening is worth it. Clogged gutters are a top cause of ice damming and foundation moisture in seasonal properties.
Our window subscription, and the backbone of the cottage calendar: exterior windows cleaned at opening and closing, scheduled automatically at 20% off. Members also get 10% off every other service — the opening house wash, a mid-season refresh, the closing gutter clear, roof and deck work — plus a $100 annual credit toward holiday lighting.
