House Washing · Coldwater, ON
House Washing in Coldwater.
Low-pressure soft washing for Coldwater’s village homes and the rural properties in the hills around it. We’re based just up the road, so Coldwater has been core territory for us from the start — it’s one of our busiest towns.
Before & after
Real house washing jobs, before and after.
Not renders, not stock photos — actual Simcoe County homes, shot before we started and after the water dried.
What Coldwater does to siding
The village’s biggest asset is also its siding’s biggest enemy: mature trees everywhere. The maples that shade Coldwater Road and the older streets drop pollen, sap, and organic debris that feed green algae film — especially on north-facing walls and anywhere the sun doesn’t reach by afternoon. Homes near the Coldwater River and the mill pond get the extra humidity that mildew loves.
Outside the village, rural properties toward Vasey, Fesserton, and the Medonte hills fight a different battle: road dust from gravel and busy Highway 12 traffic settles into a grey film that dulls siding a little more every season. Many of these are older farmhouses with painted wood or aluminum siding — surfaces that high-pressure washing can wreck, and exactly why we soft wash instead.
Coldwater tip: heritage and painted-wood exteriors should never see a pressure washer up close. Our low-pressure detergent wash cleans them safely — the same method we use on 100-year-old homes across Simcoe County.
How we wash houses in Coldwater
Soft washing works by chemistry, not force: detergents kill algae and mildew at the root, then a gentle rinse carries everything off. It’s safe for vinyl, aluminum, painted wood, brick, and stucco, and results last longer because the growth is dead rather than just blasted back. Siding, soffits, eaves, and trim all come back to an even finish.

“Blair and his partner are a very pleasant couple to deal with. They provide very good communication and did an excellent job cleaning some very dirty eves and siding. Place looks new again! Highly recommend.”
“We had our window and screens cleaned as well as the house washed. Beautiful job. Work was done quickly and efficently.”

- Faded, Chalky, or Turning Orange? That’s Oxidation — and It Comes Off — Vinyl siding, paint, and metal roofs fade, chalk, and turn orange from UV oxidation — not dirt, and a wash won’t fix it. Why it’s a separate add-on, and how we bring the colour back.
