What Oro-Medonte does to gutters
Oro-Medonte homes tend to have two things in common: long roofs and a lot of trees over them. The estate builds around Horseshoe Valley, Braestone, and Sugarbush back onto mature hardwood bush — this is sugar maple country — and every October that bush empties into the eavestroughs. On plenty of these homes the walkout side puts the trough twenty-five or thirty feet off the ground, and it’s the height as much as the debris that makes it a job people put off.
Winter is what turns that from a nuisance into a repair bill, and height is the reason. Every trade that has to come out and fix water damage up there arrives with a lift or a scaffold, and prices accordingly. A trough left full going into the freeze feeds an ice ridge at the roof edge that pushes meltwater back under the shingles, and the fascia and soffit it rots are the most expensive on the house to reach. Clearing it in October is the cheap end of that problem by a wide margin.
Down on the Lake Simcoe shore — Shanty Bay, Oro Station, Carthew Bay, Hawkestone — the mix shifts. Older shoreline properties sit under cedar and white pine, which shed all year instead of in one October window — so the shore homes need looking at on a different schedule than the hardwood lots up the hill. Along the concessions, add gravel-road dust and shingle grit, which settle into the low end of a long run and hold water once the outlet blocks.
Oro-Medonte tip: the back of a walkout is where these homes fail. It’s the highest, least visible side of the roof, it’s usually the side facing the bush, and it’s the run nobody has looked into since the house was built. If you’re only getting one side done, it isn’t the one you can see from the road.
