What Orillia does to a deck
Orillia decks age two different ways, and most have some of both. The sun-facing boards go silver-grey as UV breaks down the surface fibres — the colour flattens, and whatever stain was on there stops protecting anything. The shaded and tree-side boards go the other direction: they hold moisture, and they turn green and slick with algae.
Where you are in town decides which dominates. Down on Couchiching Point and the Bayshore lakefront, decks take spray, humidity, and shade off the water, so algae usually wins — and a lakeside deck with a season of green film on it is genuinely slippery by mid-August, which is the part worth acting on before someone finds out the hard way.
The century homes around the downtown core and north ward bring a different job: painted or stained verandas, porch floors, and railings, often under heavy maple cover. Painted wood needs a gentler hand than a bare pressure-treated deck, and it’s the surface most easily wrecked by someone in a hurry.
Out in West Ridge, it’s mostly pressure-treated decks a decade or so old — greying evenly, no rot, and usually far more recoverable than the owner expects.
