What Midland does to a deck

Harbour towns are humid towns, and humidity is what decides how a deck ages here. Algae comes before greying in Midland more often than it does inland — boards that never get a proper drying day go green and slick, especially on the shaded side and anywhere under tree cover.

The sun-facing boards still do the usual thing: UV breaks down the surface fibres, the colour flattens to silver, and any stain stops protecting the wood. Most Midland decks show both at once, which is why they tend to look blotchy rather than evenly worn.

Two things are particular to town. Out toward Midland Point and the shore, decks take spray and shade together, and a seasonal place left three or four winters builds a layer that a hose and a stiff brush won’t shift — though a proper wash usually still brings it back, and there’s more good wood under the grey than people expect.

Downtown, the century homes off King Street have painted or stained verandas, porch floors, and railings rather than modern decks. Painted wood is the surface most easily ruined by too much pressure, and it needs a gentler approach than a bare pressure-treated deck.

Midland tip: near the water, the algae film is the safety issue, not the appearance. A shaded harbour-side deck or set of steps with a season of green on it is slippery long before it looks it.

A pressure washer is the wrong tool for wood. A jet strong enough to strip the grey tears into the boards — raising the grain into splintery fuzz and carving lines that sanding can’t fully hide.

We do it the other way around: a wood-safe cleaner lifts the grey, the algae, and the ground-in grime, and gentle low pressure rinses it off. The grain stays intact on cedar, pressure-treated pine, hardwood, or composite. Fences, railings, stairs, and painted verandas get the same careful hand.

And a clean, un-furred surface takes stain or sealer evenly and holds it longer — so if a refinish is on your list, this is the right first step.
